How To Build a Community – Part 2 of 5

How do you build something that hasn’t already existed before? What have we really been working on every single day for the past three years? Isn’t it as simple as buying a plot, building some houses, and starting sales?

How to Build a Community Part 2 – Choosing the right plot of land

Today I am going to tell you all a little bit about the journey (and I mean this literally) that we embarked on to find the right plot of land

What is the challenge?

When choosing a land plot for every development project, the decision normally focuses on three things – Price, Location, and Infrastructure. However, in order to build an Ambera community, there are several more criteria to take into consideration – many of which have been brought to our attention by you, our future Ambera residents. Here is a glimpse of a few of them:

Is there sufficient space for the activities and shared facilities that are going to be essential in making Ambera a unique place to live? How will the location of the land affect house prices? Can we build enough homes here that the price per home is affordable? How easy will it be for our residents’ friends and family to come and visit? Where are the nearest airports, hospitals, cities? What cultural and natural experiences are in the area? What type of terrain will we be building on – and how will this affect the construction costs? Is there enough water for drinking and for watering gardens, sports facilities, etc.?

What have we done so far?

In order to find a plot that meets as many of our criteria as possible, we visited and evaluated around 50 plots in Spain and Portugal. Each of these plots had its own pros and cons; some were cheap with lots of potential for additional building in future, whereas others were by the sea but cost too much to be attractive. Unfortunately, there are lots of things that you can’t tell about a plot just by looking at it, and we normally find out whether or not a plot is suitable after thorough analysis and negotiations with the owner. This makes it a very time-consuming process.

Of the 50 plots we looked into, we found 15 that really piqued our interest, and in years to come we hope to build an Ambera community on several (or all) of them. However, even in this list of 15 plots that really impressed us, there is one that stands head and shoulders above the rest, and this is the project we have been negotiating for in the most recent months.

Why this one specifically? Well, one of our concerns is that the activities and shared spaces should be up and running as soon as possible – ideally from day one. The plot we have chosen already has most of these things in place. In this project, there is already a world class golf course, restaurant, training centre, tennis courts, and we’re just scratching the surface. It is also just ten minutes from a wonderful beach, which we know to be important for many of our future residents.

What happens next?

Based on the letter of intent that we signed with the plot owners a little over a month ago, we are now well on the way to signing a final contract. It has taken a few years for us to find a place to plant the seed of our concept, but now we have finally found the ideal soil, and we look forward to watching and helping it grow.
